1. Definitions
“Guest,” “You,” or “Your” refers to any individual or group booking or using services at Maña Villa.
“We,” “Us,” or “Our” refers to Maña Villa and its affiliates.
2. Booking & Confirmation
All bookings are subject to availability and acceptance by Maña Villa.
A booking is confirmed once we receive the required deposit and send a confirmation email.
Reservations made via third-party platforms (e.g., Airbnb, Booking.com, Agoda) are also subject to the terms and conditions of the respective platform. By booking through these platforms, you agree to comply with both the platform’s terms and these Terms.
Guests must provide complete and accurate personal information at the time of booking.
3. Payments & Deposits
A deposit (percentage of total stay) may be required to secure your reservation.
The balance is due by the date specified in your booking confirmation.
Failure to pay by the due date may result in cancellation of the booking without refund.
All charges will be processed in the currency stated in your booking confirmation.
4. Cancellation & Refund Policy
Cancellations must be made in writing.
Refunds:
If cancellation is received more than [X] days before arrival — refund of deposit (minus administration fees).
If cancellation is within [X] days of arrival — no refund of deposit.
No refunds for late arrivals, early departures, or unused services.
Guests booking through third-party platforms must also comply with the cancellation policies of those platforms. Maña Villa is not responsible for any discrepancies between platform policies and our own.
We may, at our discretion, offer refunds or credits if cancelled dates are re-booked.
5. Travel Insurance
Guests are strongly recommended to obtain comprehensive travel insurance covering medical expenses, personal liability, trip cancellation, and loss or damage of personal belongings, including adventure activities such as surfing.
6. Guest Responsibilities
Guests must comply with all local laws, property rules, and SLTDA regulations.
Guests must respect neighbors, staff, and other guests. Any conduct causing damage, nuisance, or legal violations may result in immediate termination of the stay without refund.
7. Occupancy
The maximum number of guests must not exceed the number confirmed in the booking.
You are responsible for the conduct of all persons in your party.
8. Use of Property & Services
Facilities and activities (including surf services, excursions, and other experiences) are provided for recreational use only.
Participation in any activity is at your own risk.
9. Liability
We accept responsibility for providing accommodation and services as described.
We are not liable for:
Loss or damage to personal property.
Injury, illness, or death during activities or on the property unless directly caused by proven negligence.
Delays, cancellations, or changes due to force majeure events (e.g., natural disasters, civil unrest, severe weather).
Issues arising from third-party services not directly provided by Maña Villa.
Conflicts or discrepancies between platform terms and our own terms. Guests booking via third-party platforms agree that Maña Villa’s liability is limited to the scope of our services and cannot be held responsible for platform-specific claims.
10. Force Majeure
We shall not be liable for any failure or delay in performance due to events beyond our control, including but not limited to natural disasters, pandemics, strikes, war, or government action.
11. Privacy & Data
Personal data is collected and processed to facilitate bookings and services.
By agreeing to these Terms, you consent to this processing in accordance with our Privacy Policy.
12. Governing Law & Jurisdiction
These Terms shall be governed by the laws of Sri Lanka. Any disputes arising from these Terms will be subject to the exclusive jurisdiction of Sri Lankan courts.
13. Amendments
We reserve the right to update or modify these Terms at any time. Changes take effect immediately upon posting on our website.
